Your Duties as a Landlord

As a landlord, it is your legal duty to ensure all Gas and Electrical equipment in your property is safe and maintained throughout the whole tenancy. This responsibility covers Boilers, Gas cookers, Fires, light fixtures and plugs, as well as internal wiring. 

Just like other features of your property, Gas and electrical installations deteriorate and face wear and tear, so need to be properly maintained. 

Failure to do so can lead to prosecution and also invalidates most landlord insurance policies. For the safety of your tenants and your business, it is important to get regular safety certification. 

Landlord Gas Safety Certificate (CP12)

As a Landlord your legal duties cover any gas appliances that you own and provide for the use of the tenants in your property, you must ensure that all gas appliances are maintained and checked annually. 

All properties that are rented out by a landlord or letting agent require a landlord gas safety certificate otherwise known as a (CP12) certificate, this can only be carried out by a suitably qualified gas safe registered engineer.

Legionella Risk Assessment (LRA) 

New legislation means you the landlord are responsible for carrying out Legionella Risk Assessments on your residential lettings. Landlords may face very large fines for non-compliance.

Legionella is a form of bacteria commonly found in water systems such as water tanks, pipes and air conditioning units. By inhaling small droplets of water containing this bacteria it can cause Legionnaires' Disease.

How does it work?

A qualified assessor will need to visit your property. The inspection will take between 20 minutes and 1 hour depending on the size or complexity of your premises.
You then receive a fully completed and compliant Legionella Risk Assessment identifying any risks and putting in place control measures to reduce any risks identified. This demonstrates your compliance with the new legislation.

Portable Appliance Testing (PAT)

Portable Appliance Testing (PAT) is the checking of the safety of portable (as opposed to fixed) electrical appliances in your property. Confusingly, portable appliances include stationary equipment like fridges and washing machines, as well as things like TVs, kettles and space heaters from as little as £60.

Getting these appliance tested with a PAT is a great way to ensure and prove their safety, allowing you to efficiently fulfil your duties as a landlord. A PAT test is recommended annually and once completed you will receive a Digitally Accessible Certificate of Electrical Safety
